Commercial glycol chiller maintenance checklist
The checks that help venues and breweries identify declining glycol-system performance before peak demand exposes it.

Start with the operating requirement
Record what the chiller serves, the required fluid temperature, normal operating hours and the consequence of failure. A beer python, brewery tank circuit and mixed process system can place very different demands on the same plant.
Review recent complaints, alarms, warm-product events and service history. Maintenance is more useful when it is connected to actual operating changes rather than treated as an isolated cleaning visit.
Check heat rejection and ventilation
Inspect the condenser, filters, fans, guards and the space around the plant. Dirt, grease, stored items and hot-air recirculation reduce capacity and drive higher operating pressure.
Record damaged fins, unusual fan noise and signs that the plant room temperature is excessive. Cleaning frequency should reflect the environment, not a generic calendar interval.
Assess glycol condition and concentration
Confirm fluid level, visible contamination, leaks and the appropriate glycol concentration for the application. Concentration affects freeze protection, pumping effort and heat-transfer performance.
Do not top up repeatedly without finding the reason for fluid loss. Leaks can damage insulation, ceilings, equipment and building finishes while gradually reducing system reliability.
Inspect pumps and circulation
Check pump noise, vibration, seals, motor condition, isolation valves and accessible strainers. Compare supply and return temperatures where reliable measurement points are available.
Poor circulation can look like a refrigeration fault. Air, restriction, pump wear, incorrect valves or changes to the connected load may leave distant parts of the circuit undercooled.
Review controls, sensors and alarms
Inspect setpoints, sensor condition, fault history and control response. A sensor that reads incorrectly can cause short cycling, icing or a system that appears to reach temperature while the actual fluid condition is different.
For critical systems, confirm who receives alarms and what happens outside normal hours. An alarm that no one sees does not protect production or trading.
Inspect insulation and vapour sealing
Look for sweating pipework, wet insulation, staining, corrosion and damaged outer jackets. Insulation must remain continuous and vapour sealed, particularly at valves, pumps, penetrations and repaired sections.
Moisture inside insulation reduces thermal performance and can spread beyond the visibly damaged area. Repeated patching may not be economic if the insulation is widely saturated.
Finish with measured records
Record temperatures, pressures where relevant, fluid condition, fault codes and photographs consistently. Trends are more valuable than unsupported statements that the equipment was checked.
Separate immediate repairs, planned work and longer-term replacement risks. That gives the venue a usable maintenance and capital-planning record.
